The monthly trend shows seasonality is back. January 2026 came in at 3.91 million (seasonally adjusted), and the year is tracking toward a stable, predictable rhythm — something we haven’t had in a while.

Home Prices: Still Climbing, But Normalizing

The median home price hit $414,000 in 2025 and is projected to reach $423,000 in 2026. That’s 7.4% above the long-term trend line — so yes, prices are still elevated, but the pace is cooling.

Annual appreciation is forecasted at 2.0% for 2026 — a far cry from the 18.2% spike we saw in 2021, and much healthier for long-term sustainability.
